Who and all are applicable for this policy? +

This policy is applicable to all residents of Haryana who meet the eligibility criteria set by the state government for affordable housing schemes.

Under government of Haryana, will any successful applicant in any affordable housing project be applicable for any future project by HUDA or DTCP? +

No, once an applicant has been allotted a flat under any affordable housing scheme, they cannot apply for another affordable housing project under HUDA or DTCP.

Will an applicant be applicable to apply for other affordable housing projects, if he/she will hand-over his/her unit? +

Yes, if an applicant surrenders their unit following proper procedures, they may be eligible to apply for other affordable housing projects.

Will there be any problem if any applicant lost his acknowledgement as if he has a duplicate copy of that acknowledgement? +

If an applicant loses the original acknowledgement, they can request a duplicate copy from the developer by providing necessary identification and application details.

Using same name can an applicant submit 2 applications in the same project? +

No, an applicant cannot submit multiple applications for the same project. Only one application per person/family is allowed.

What date will decide to draw XXX project? +

The draw date is decided by the concerned authority (DTCP/HUDA) and is announced through official channels and newspapers.

Is it necessary that the applicant should carry his acknowledgement at the venue of draw? +

While it's not mandatory, it is recommended to carry the acknowledgement for verification purposes during the draw.

Who and all are present in the entire process of draw? +

The draw is conducted in presence of government officials, developer representatives, and applicants who wish to attend.

Will the draw be conducted for overall department or separate for each category of apartment? +

The draw is conducted separately for each category of apartments (2BHK, 3BHK, etc.) as per the government guidelines.

90 days which is stipulated from the last of application, if the draw does not take place at that time duration, will applicant get any interest? +

As per policy guidelines, if there is a delay in the draw process, the terms regarding interest will be as per the government notification applicable at that time.

If the result of the draw came out and the applicant is unable to attend the event then how he will come to know about the result? +

Results are published on the official website and applicants are also notified via SMS/Email registered during application.

In case if two draws succeed perfectly, will the applicant be given a choice to keep possession of both flats? +

No, one applicant can only possess one flat under the affordable housing scheme. If selected in multiple draws, they must choose one.

Will there be any waiting list and how many applicants will be in the waiting list? +

Yes, a waiting list is maintained. The number of applicants on the waiting list depends on the number of units and applications received.

What are the different modes of payment which are to be made against the property to the developer? +

Payments can be made through Demand Draft, RTGS, NEFT, or Cheque as per the developer's accepted modes.

How many days will be given to the allottees to deposit the next installment of of 20% for a successful allottee? +

As per the policy, allottees are given 30-45 days to deposit the next installment after receiving the allotment letter.

If any applicants are unsuccessful in draw then, how will the developer refund the booking amount of the applicants? +

The booking amount of unsuccessful applicants is refunded within 90 days of the draw through the same mode of payment used during application.

After 5 years, who will take care of the maintenance? +

After the initial 5-year maintenance period by the developer, the Residents' Welfare Association (RWA) takes over the maintenance responsibilities.

Is Power Back up provided in affordable housing projects? +

Power backup for common areas is provided as per project specifications. Individual unit backup may vary by project.

Will they provide car parking facility in affordable housing projects? +

Yes, car parking is provided as per project specifications. The type (covered/open) may vary by project.

Benefit from PMAY Scheme & Tax Benefit

PMAY is a subsidy scheme which is available for home loans belonging to EWS, LIG, MIG 1 & 2 category under section 24B and 80C.

The tax benefits available under section 80C, you can take benefit by reducing your taxable income up to INR 150000 on interest amount who you paid during financial year.

24B or 80EE section is for the benefit of the home buyer, under this income tax act you can take benefit by reducing your taxable income up to INR 200000 on interest amount which you paid during financial year.

The most important benefits of PMAY which provide benefit up to INR 267000.
